The Challenge
52.5 squares of EPDM membrane required a full tear-off, including removal of the existing membrane, insulation, and coverboard. The project carried several layers of complexity that demanded precise planning and execution.
The facility's dome skylights presented an unusual challenge: the frames needed to be lifted and reset during the process without damage. One 12-inch round stack penetration also required removal, while all other roof penetrations were to remain in place and undisturbed.
The scope was tightly bound by design. Only the EPDM section was included in the contract—all other roof areas on the property were to remain untouched, requiring the crew to maintain clear lines of accountability.
Custom edge metal, leader heads, and downspouts also needed replacement as part of the tear-off. Specific finish requirements included Mill Finish for the edge metals and leader heads, and Everlast Almond for the downspouts, all shop-bent to specification.


The Solution
Equity Commercial Roofing performed a full tear-off of the existing EPDM membrane, 2-inch insulation layer, edge metals, scuppers, and downspouts. A 60-foot forklift was on-site for the week to support material handling across the scope area. Crews accessed the roof via 28-foot ladder with flagging and tie-off protocols in place throughout.
In place of the removed system, the team installed:
- 6-inch wide wood perimeter blocking to match the new insulation height
- 1.5-inch Versico VersiCore® Polyiso insulation, mechanically attached to the metal roof deck
- Versico 60-mil VersiWeld® TPO Fully Adhered Membrane Roof System, backed by a Versico 25-Year Total System Warranty
- A complete Versico accessory system: Pressure Sensitive Russ Strip at roof-to-wall transitions, pre-molded TPO corners, T-Joint Covers, Un-Reinforced Flashing, pre-molded TPO Pipe Boots, and VersiWeld® Molded Sealant Pocket with Pourable Sealer around the front signage braces
- 24 GA Mill Finish edge metal with continuous 22 GA metal cleat
- 24 GA steel 8"x12" scuppers (Mill Finish) and 4"x5" downspouts (Almond)
The dome skylight frames were successfully lifted and reset. All remaining roof penetrations were left intact and undisturbed. The project area was fully annotated in our gallery prior to production.
The Results
Ken Bergren, Inc. now has a fully adhered, 60-mil TPO roofing system on their shop roof, backed by a 25-year Versico Total System Warranty. The 52.5-square section was completed with zero skylight damage, a clean penetration scope, and custom drainage components installed precisely to specification.
