Middlecreek Area YMCA

In 1992, concerned citizens talked about building a recreation center in western Snyder County. With overwhelming support from the community, the group began the journey towards having a recreation center serving western Snyder County. The West Snyder Recreation Association was incorporated in May of 1993. With a concentrated effort from contractors and many, many volunteers, the Middlecreek Area Community Center (MACC) opened its doors to the public on May 18, 2002.

The Challenge

The Middlecreek Area Community YMCA needed restoration and repairs across a 240-square galvanized metal roof system. The facility’s aging roof was beginning to show signs of wear, including compromised fasteners, rust, and failing sealants around flashing and penetrations.

Because the building remained open during the project, the team also needed to ensure safety compliance and minimize disruption to YMCA operations.

Key challenges included:

  • Managing specialty GAF-donated materials with long-lead colors and strict handling requirements
  • Coordinating safety tie-off compliance on a large, active facility
  • Ensuring precise scope execution to prevent duplicate billing or missed change orders
  • Maintaining communication between the production team and stakeholders throughout

The Solution


The team performed a full restoration using GAF’s HydroStop® Premium Acrylic Roof Coating System, combined with targeted repairs to stabilize and waterproof the existing metal substrate before coating.

Preparation & Repairs

  • Fastener and panel restoration: Tightened or replaced existing fasteners, corrected hip metal orientation, and repaired or replaced metal panels where needed.
  • Flashing rebuilds: Removed and replaced all end wall and counter flashings, installing new Z-strip closures secured with stainless steel rivets.
  • Sealant upgrades: Applied new high-performance sealant around windows above the end wall and cleaned/resealed the concrete wall expansion joint.
  • Penetration replacement: Installed a new high-temperature hot-water-heater pipe boot to replace a failing one.

Surface Cleaning & Priming

  • Deep cleaned the existing metal roof with GAF Cleaning Concentrate and high-pressure washing (4,000 PSI).
  • Removed all loose coatings, oxidation, and surface contaminants.
  • Applied GAF Metal Roof Primer to encapsulate remaining rust and promote adhesion for the new system.

Flashing & Reinforcement

  • 3-coursed all horizontal seams, valleys, and penetrations using GAF Premium Brush-Grade Acrylic Flashing with GAF Premium Fabric, ensuring watertight continuity across joints and details.
  • Treated larger details and penetrations with 12-inch fabric reinforcement, encapsulating all fasteners and transitions for complete waterproof protection.

Acrylic Coating System

  • Applied two coats of GAF Premium Acrylic HydroStop® Top Coat (white) at 2 gallons per 100 sq. ft., achieving approximately 16.68 dry mils and 32.08 wet mils total system thickness.
  • Coating was applied perpendicular between coats to ensure full coverage and uniform mil build.
  • Final inspection confirmed positive drainage and consistent waterproofing across all roof sections.
