With plans to open a new location in Harrisburg, PA, the owner needed to replace the building's old flat roof with a contractor who could move decisively without delay.

The Challenge

The Domino's location in Harrisburg needed a complete flat roof replacement: 26 squares of aging membrane on a fully operational commercial building, where speed was the top priority. Any delay in the schedule would cause the location’s grand opening to fall behind schedule.

The project came with several layers of complexity beyond the tear-off and reroof.
Existing roof vents required closure, and a new vent needed to be installed in a different location—work that required custom decking material and careful coordination during production. Both the crew and owner anticipated that additional rot would be discovered once the membrane came off. A change order process was agreed upon in advance to allow production to proceed without delay if additional decking was needed.

Tapered ISO was also specified for cricket installation to direct water toward the existing roof drains, adding another layer of precision work to an already fast-paced project.

The Solution

Equity Commercial Roofing performed a full membrane tear-off and replaced the system with a new TPO roofing assembly. Access to the building was established via a 28-foot ladder and an exterior stairway, with tie-off safety protocols in place throughout the project.

The team closed off the existing roof vents using the specified decking material and installed a new vent in the correct location per the updated design. Where rot was discovered during tear-off, additional decking replacement was handled through the pre-agreed change order process, keeping production moving and the owner fully informed during every step.

Tapered ISO insulation was installed at the roof crickets to ensure water moves efficiently toward the drains rather than pooling on the membrane surface. Everlast Slate Gray custom edge metal was installed at the perimeter to complete the system and deliver a clean, finished appearance consistent with a commercial property.
