Dunkin' Donuts Commercial Roof Replacement | Mifflinburg, PA

The Challenge

Equity Commercial Roofing worked with Somerville Construction Services to complete a full commercial roof replacement for a Dunkin' Donuts location in Mifflinburg, Pennsylvania. The existing membrane roof had reached the end of its service life, with approximately 1,165 square feet of wet insulation requiring removal.

As a general contractor project, the work needed to be coordinated carefully with Somerville Construction's schedule while maintaining both speed and quality standards. The team also needed to work around existing metal roofing sections that were to remain unchanged, requiring precise execution to avoid disrupting these areas.

The Solution

Our production team executed a complete membrane tear-off, removing and disposing of the existing membrane from the entire roof surface and parapet walls. The wall copings were carefully removed and reinstalled as part of the process. A new black Carlisle EPDM roofing system was installed across the 50.5-square roof area.

The project required specialized equipment and safety measures, including a 40-foot forklift rental for one week to facilitate material handling and roof access. The crew utilized both a 32-foot ladder and internal building access points. All work was completed following flagging and tie-off safety protocols to protect both workers and customers at this active business location.

The Results

The Dunkin' Donuts location now has a completely new EPDM roofing system backed by Carlisle's manufacturer warranties. The black EPDM membrane provides excellent weatherproofing and durability suited to Central Pennsylvania's climate conditions.

All existing roof penetrations were maintained and properly integrated into the new roofing system, ensuring the building's HVAC and other rooftop equipment continue to function without interruption.
