The Challenge
The upper east end of Valley Distributing’s facility was showing signs of age and wear. Skylight panels had become brittle and discolored, and sections of the existing roof surface were at risk of water intrusion. The challenge was to restore the roof’s performance and appearance without the expense and downtime of a full tear-off. Quality and safety were the top priorities for both teams, as the building remained active during the project.
The Solution
After evaluating several restoration options, Valley Distributing selected Equity Commercial Roofing to perform a silicone coating restoration using GAF’s high-performance white silicone system.
The project scope included:
- Coating 36,960 sq. ft. of the upper east roof (from the gable end to the first parapet wall)
- Replacing 28 clear polycarbonate skylight panels to increase natural light
- Cleaning and leaving gutters in place for efficiency
- Lift access and man lift rentals for safe roof access, with full flagging and tie-off for compliance
No tear-off was required, reducing waste and maintaining operational continuity. The silicone system created a seamless, reflective membrane ideal for extending the lifespan of the existing roof while improving energy efficiency.

The Results
